Tile & Grout Cleaning Melbourne South-East — Grout Restoration & Mould Removal
Mopping moves dirt around — it can’t remove what’s bonded inside porous grout. Our professional high-pressure tile and grout cleaning reaches where ordinary cleaning can’t, restoring ceramic, porcelain and natural stone to how it looked when the tiles were new. Family-run, 30+ years across Melbourne’s south-east.
Professional Tile & Grout Cleaning — Melbourne South-East
Xtreme Carpet & Tile Cleaning has specialised in tile and grout cleaning across Melbourne’s south-east for over 30 years. Owner-operator Johnny attends every job personally, calibrating equipment pressure and selecting the right pre-treatment chemistry for the surface in front of him. Cement-based grout is porous — every mop pass deposits a portion of dirty water into the microscopic pore structure. Over time this compounds. Grout that started white goes grey; grout that started cream goes brown. Professional high-pressure cleaning reverses this in a single visit.
In bathrooms, soap scum and hard water calcium scale bond to tile surfaces and lock into grout pores. In kitchens, cooking oil vapour and food residue create a sticky layer ordinary mops spread rather than lift. Consumer scrubbing addresses the surface; it cannot reach what has bonded inside the pore structure. Professional high-pressure extraction does.
Trusted by Harcourts, Ray White, OBrien and Barry Plant for end of lease tile preparation across the south-east corridor.

Our Tile & Grout Cleaning Process — 4 Steps, Every Job
The same professional process on every job. No shortcuts, no guesswork.
Step 01
Inspection & Assessment
We assess tile type, grout condition, soiling level and problem areas — mould, hard water scale, cracked grout, efflorescence. We identify the contamination type to select the correct pre-treatment chemistry. Honest assessment before any work starts.
Step 02
Pre-Treatment Application
Alkaline pre-treatment for grease, soap scum and organic soiling. Acidic pre-treatment for hard water calcium scale, efflorescence and mineral deposits. The correct chemistry is applied and dwell time observed — this step determines the quality of the final result.
Step 03
High-Pressure Steam Extraction
High-pressure, high-temperature water is delivered directly into grout lines and across the tile surface while simultaneously extracting dirty water. Grout colour is restored. Hard water scale lifts. Mould is eliminated. Pressure is calibrated per tile type — natural stone always gets lower pressure.
Step 04
Final Inspection
We review results with you and address any remaining areas. Tiles are typically walk-on dry within 30–60 minutes. We confirm you are satisfied before leaving the job.
Tile Types We Clean
- Ceramic tiles — most common in Melbourne south-east homes. Excellent results.
- Porcelain tiles — denser than ceramic. Higher-pressure cleaning for grout lines.
- Natural stone — travertine, marble, slate, limestone — pH-neutral chemistry and lower pressure to protect the surface.
- Terracotta & encaustic — highly porous. Specialist pre-treatment applied.
- Outdoor & patio tiles — high-pressure exterior cleaning, algae and mould removal.
- Large-format tiles — wide grout lines treated with extended dwell time.
Problems We Resolve
- Black or darkened grout — decades of compacted oil and soap residue. Most dramatic results.
- Bathroom mould & mildew — high-temp steam with anti-mould chemistry eliminates surface mould.
- Hard water scale & calcium deposits — acidic pre-treatment dissolves mineral scale without surface damage.
- Kitchen grease build-up — alkaline degreaser pre-treatment before extraction.
- Efflorescence — mineral migration treated with appropriate acid-based solution.
- End of lease tile preparation — agent-standard results, all rooms, fast turnaround.

Johnny from Xtreme carpet cleaning was amazing! I sent off a quote for 4 bedrooms and a living space, he was fast with the response and was very helpful with the process. He asked questions regarding the space/carpet/pets that no other carpet cleaning place had asked when I requested a quote. I felt much more comfortable going through him because of this and have absolutely no regrets. He was punctual, friendly, did an amazing job and in a great time frame. I highly recommend and will use Johnny for any future carpet/tile needs.
BriannaWe used Xtreme to clean our couches & chairs and carpets and they look great, we are very happy with the results. Johnny turned up on time and was very respectful of the fact we had indoor cats and a dog. Will be getting Johnny back for our next clean!!
Kirsten BakTile & Grout Cleaning — Frequently Asked Questions
How does professional tile and grout cleaning actually work?
We apply targeted pre-treatment chemistry — alkaline for grease and soap scum, acidic for hard water scale and mineral deposits. After a critical dwell period, high-pressure high-temperature cleaning flushes the loosened contamination from the grout structure while simultaneously extracting dirty water. Grout colour returns. Results that mopping never achieves.
Can you restore dark or black grout back to its original colour?
In most cases yes — significantly. Grout that appears black is almost always heavily soiled cement-based grout, not permanently damaged. Years of compacted oils and soap residue have filled the pore structure. High-pressure cleaning with the correct pre-treatment lifts this and restores a large proportion of the original colour.
How long does tile and grout cleaning take?
Most residential jobs take 1–3 hours. A kitchen and two bathrooms is typically 1.5–2 hours. Tiles are walk-on dry within 30–60 minutes after the clean.
Do you clean all tile types including natural stone?
Yes — ceramic, porcelain, natural stone (travertine, marble, slate, limestone), terracotta, encaustic and large-format tiles. Natural stone is cleaned at lower pressure with pH-neutral chemistry. We know the difference and treat each surface accordingly.
Can you remove mould from bathroom grout?
Yes. High-temperature steam combined with anti-mould pre-treatment is highly effective at eliminating surface mould from grout lines in bathrooms and wet areas.
How often should tile and grout be professionally cleaned?
Most homes benefit from professional tile and grout cleaning every 12–18 months. Kitchens and high-traffic bathrooms benefit from annual cleaning.
Can tile and carpet cleaning be combined in one visit?
Yes — this is our most common booking. Full professional equipment for both, single appointment. See our carpet cleaning page for more detail.
